Mission Statement

To provide a resident-driven, professionally managed and fiscally responsible community association that provides an active adult lifestyle for its residents and their guests.

 

There are 3 departments - Facilities Maintenance, Landscaping, and Banquet Services

Janitorial services are done by Maintenance of Austin on a contract basis.

 

  All CA staff participate in yearly CPR training and monthly safety/customer service meetings to better serve the community and it’s residents.

Facilities Maintenance

As of today we maintain 18 buildings encompassing over 200,000 sq. ft. of covered space. Our responsibilities include the care of 5 pools and or spas (237,000 gallons of water), air conditioning repair and maintenance (85 units), lighting, plumbing , electrical and general building and grounds maintenance. We practice Proactive Maintenance, that is to inspect and find problems before they are reported or become bigger problems. We work with vendors and contractors, getting the best value for supplies and contracts signed. We continuously improve our processes through education, and ensuring the control of costs through good reporting and measurement of results.

Landscaping / Maintained Homes

The Sun City Texas landscape staff work together to maintain the common grounds within the community.   They work daily to inspect common areas to ensure a manicured appearance, as well as, removing unwanted debris along roadways.   Our team also inspects all pump vaults, cleans storm drains, and is in charge of any emergency irrigation shutdowns.   The maintenance of the common grounds is ongoing, with tree removal and pruning, weed control, and plant rescue as needed.   Sun City’s numerous nature/granite trails and ponds are maintained by the landscape staff for the enjoyment of our residents. The mowing of common areas and pocket parks, as well as, the installation of new benches and trash receptacles are also the responsibility of our landscaping crew.   Each staff member assists, where needed, in various community association functions and is involved with the annual deer trapping.

 

Currently the Common Areas consist of approximately 500 acres and more will be added in the next 2 years. Any common area concerns can be directed to the landscape department by calling Catrin Dubois at 864-1239 or by emailing catrin.dubois@pulte.com . Please allow 2 weeks for completion of any work order created by the landscape department.

Maintained homes neighborhoods are both, landscaped and irrigated, by a contractor carefully chosen by the Community Association.   As of today, there are 744 maintained homes located in Sun City Texas.   Our contractor’s responsibilities include mowing, edging, pruning, and applying fertilizer to each yard.   They are also obligated to perform monthly irrigation checks to ensure the integrity of each irrigation system and apply fire ant bait periodically.   Our customer service technicians work diligently answering phone calls regarding landscaping and irrigation issues, as well as, responding to the resident service requests that are received daily.   They also attend various meetings each week, including maintained homes meetings, town halls, and numerous face to face discussions with contractors. The Community Association customer service group also works diligently to keep residents informed through weekly eblasts and monthly Sun Rays articles.   We look forward to responding to all Service Requests that are turned in to the CA front office or submitted through the web portal.   Our primary goal is to provide timely, as well as, efficient service to each Sun City resident who owns a maintained home.

Banquet Services

After reserving the facility of your choice in Sun City, contact Sheree Simpson, who is the Set Up Supervisor in charge of hospitality coordination.   Sheree acts as a liason between the host of an event  and the caterer they have selected to ensure that each and every function runs smoothly.    She will be happy to help you with any set up requirements (including audio/visual needs) for your upcoming event held at the Ballroom or any other gathering facility in Sun City Texas.   You can contact Sheree at 864-1224 or sheree.simpson@pulte.com .
