Expectations

What do we expect to experience when we move to a retirement community? We obviously expect to make new friends, find new activities and spend time on all those things we always said we’d do someday.

We also have expectations on a deeper level. We find those catalogued by the Community Association Institute*. We believe a Del Webb development would have:

• A responsive and competent community association.

• Honest, fair and respectful treatment by community leaders and managers.

• Participate in governing the community association by attending meetings, serving on committees and standing for election.

• Fiscally responsible management that maintains the value of home investment.

When you attended your first new resident orientation, you learned about our Governance Committees, Neighborhoods, and Resident Board Member roles. All of these are volunteer driven. More than 500 of us are involved at some level to make all these units run effectively. And our Association has expectations of us.

• Responsible Citizenship – adhering to the CC&Rs, for instance.

• Paying Attention – knowing and expressing opinions on current issues.

• Contributing to our lifestyle – with talent, time and money.

SCTX is working in anticipation of the transition to full resident control of the CA in the future. Watch for announcements, and expect to attend, a volunteer town hall meeting coming in March of 2008.

* CAI is an association of volunteer driven communities like SCTX. We use some CAI materials in training new resident Board Members. Log on to: www.caionline.org .
